Real property appreciation

I suspect my fixed assets are appreciating somewhat, so rather than  
carry them at initial value, I'd like to add an appreciation factor  
(3%??).  If I do so, where does the "money" come from?  It's not  
income is it?  Do I make an equity subcategory for appreciation?  Any  
suggestions?

I believe it comes from "unrealized gains" see the thread at:
